1.     Call Meeting to Order:

2.     Review Minutes from Last Meeting: 3rd^d Quarter 2023

3.     Review Hope Builders Revised Preliminary Plan:

1. Require that Hope Builders widen Maple Knoll Drive across the frontage to accommodate commercial vehicles. Widen the residential section of Maple Knoll Drive along the frontage for the Hope Builders property (6641 Maple Knoll Dr.) by 27', from 20' wide to 47' wide, matching the current commercial section of Maple Knoll Drive.

2. Require that Hope Builders widen the sidewalks to ADA regulations of 5 feet.

3.    Signage discouraging truck through traffic. Post signs on Hope Builders property, stating "Right Turn Only No Thru Traffic to the East on Maple Knoll Dr."
4.     Require that Hope Builders stormwater management be brought up to Montgomery County standards and integrate fully with the existing bioswales for Laytonsville Grove.
5.     Require that Hope Builders will dedicate a PUE along the frontage of their property.
6.     Require that Hope Builders design and present a more thorough landscape design for screening and buffering for surrounding properties, including 3D renderings of the landscape plan.

Require that Hope Builders present a formal lighting plan showing compliance with Montgomery County lighting requirements and the Dark Skies Initiative.
