NOTICE OF PUBLIC HEARING

            The Historic District Commission of the Town of Laytonsville, Maryland will conduct a public hearing to consider application, WP-03-20,  submitted by Mike and Caroline Maurer to repair their front porch located at 7115 Brink Road.  The request is to 1. Replace ceiling with new bead board panels; 2. Improve slope and replace deck and treads with tongue and groove cedar boards; 3. Replace and/or repair railings, balusters, and end posts; 4. Repair damage to 7-1/2 x 7-1/2 column wraps (2).

Description of Work Proposed at 7115 Brink Road by Caroline and Mike Maurer

The front porch located at 7115 Brink Road was built in 2006 and measures 7 ft. by 23 ft. The porch roof and support posts (within column wraps) appear to be solid and show no noticeable decay (support posts were inspected under deck). The roof was newly shingled in 2018. 

 

In general, the porch shows structural and aesthetic deterioration. The slope of the deck, for example, has shifted to cause water to drain towards the house instead of away from the house. The ceiling is a patchwork of beadboard panels that is worn and unattractive. The column wraps, trim, balusters, treads, hand rails, and porch skirt have areas of wood rot and warpage. 

 

In short, we would like to 1. Replace ceiling with new beadboard panels; 2. Improve slope and replace deck and treads with tongue and groove cedar boards; 3. Replace and/or repair railings, balusters, and end posts; 4. Repair damage to 7-1/2 x 7-1/2 column wraps (2).

 

All porch components that need replacement will be replaced in-kind with one exception. The end posts on the bottom stair tread have a ball spindle style that is typically used as interior newels. Our preference is to use 4 x 4 square end posts that will match the square style of the six porch columns. Decorative porch brackets will be refinished.

 

Railings, balusters, columns, trim and skirting will remain white, while the ceiling, deck, and treads will be stained to show a natural wood grain.

 

The approximate cost runs between $7000 (repair and replace as needed) and $15,000 (total replacement using some vinyl components e.g. deck skirting, railings and balusters). 

We prefer to repair and replace as needed but realize in order to replace the ceiling and deck, removal of the other porch components is necessary. During breakdown, more decay may be discovered and/or crown molding, wraps, column trims, or railings may get damaged in the process.
